Community Infrastructure Update

Dear Residents,
We want to assure everyone that the Board has not forgotten the concerns regarding the community entrance lighting, fountain issues, and the overall aesthetic appearance of the community’s common areas. While it may sometimes appear that little is happening, a significant amount of work is taking place behind the scenes to properly address these long-standing infrastructure issues.
Rather than continuing with temporary patchwork repairs that provide only short-term relief and ultimately result in unnecessary spending of Association funds, the Board has made the decision to focus first on identifying and resolving the root causes of these issues. Much of the community’s infrastructure is now 18+ years old, and many of the systems have reached the point where isolated repairs are no longer the most effective or fiscally responsible long-term solution.
The same applies to the community irrigation system. Many of you may have seen John Pawlowski with JP’s Irrigation & Landscaping actively working throughout the neighborhood. John has been doing an excellent job helping us assess and repair a system that unfortunately has not been properly maintained over the years and now requires substantial updates and repairs. To date, John has repaired two major main line breaks one at the pool area and one at the front entrance along with several broken pipes throughout the community. He continues to actively inspect the system, improving efficiency, and locating and resolving additional issues as they are discovered. This work has also involved mapping, diagramming, and properly identifying each irrigation zone, as non of the
system was previously documented. Many sprinkler heads were buried, broken, or hidden beneath layers of soil, sod, and debris, making troubleshooting far more complex than simply replacing visible components. Properly identifying and labeling the irrigation zones is a critical step toward creating a functional, maintainable system moving forward.
By addressing the infrastructure first from irrigation systems to underlying utilities the Board is working from the ground up to ensure that when aesthetic improvements are made, they are sustainable and not undermined by unresolved system failures. Once this critical infrastructure work is completed and the systems are functioning properly, the Board will be in a much better position to move forward with restoring and enhancing the community’s appearance, including landscaping improvements, sod replacement, flowers, fountain restoration, and entrance lighting repairs.
Our goal is to spend Association funds wisely by investing in long-term solutions rather than repeatedly paying for temporary fixes that do not solve the underlying problems. We appreciate your patience, understanding, and continued support as this important work moves forward.
