Dear Residents,
Your HOA Board remains committed to maintaining, improving, and protecting our community. Below are some recent updates:
COMMUNITY POOL & PAVILION IMPROVEMENTS
● A new outdoor shower was installed at the community pool.
● Gutters were installed around the pool pavilion to improve drainage and water
management.
● The main water pipe leak near the cabana was successfully repaired.
● The main entrance door/gate to the community pool was repaired to improve
functionality and security.
● New occupied/vacant restroom door hardware was installed at the pool pavilion,
followed by necessary paint touch ups around the newly installed hardware.
● New floodlight fixtures were installed, along with energy efficient LED PAR38
floodlight bulbs, to improve lighting, visibility, and safety around the pool facility.
● A new privacy fence and trash bin enclosure were installed to better conceal the
waste collection area and improve the overall appearance of the pool facility.
LANDSCAPING, IRRIGATION & COMMUNITY BEAUTIFICATION
● Extensive weed removal and general cleanup were completed at the community
entrance to improve its overall appearance.
● Additional landscaping enhancements were completed to further improve the
community’s curb appeal.
● Ongoing irrigation repairs throughout the community continues.
● The Veterans Committee coordinated and oversaw the Fourth of July decorations at
the community entrance and pool area.
● New American and U.S. Armed Forces flags were installed at the community
entrance.
● The community’s flag inventory was reviewed and updated, and more durable, long
lasting replacement options are being evaluated for future use.
SIDEWALK, ROADWAY & PARKING LOT REVIEW
● Sidewalks throughout the community were inspected for cracks, gaps, uneven
pavement, and other areas that may require repair and a request was submitted to
Lake County Public Works Road Operations Division for review and repairs.
● A request was submitted to Lake County Public Works Road Operations Division to
refresh or repaint the roadway striping/markings at the community entrance, the
crosswalks throughout the community, and the pool parking lot.
● A request was submitted to Lake County Public Works Road Operations Division for
the installation of speed bumps in the community.

STREETLIGHT REPAIRS
● Requests were submitted to SECO Energy to address several streetlight outages
throughout the community. The reported streetlights have since been repaired and
restored to service.
● Residents are encouraged to report future streetlight outages directly to SECO
Energy at 352-357-5600 so repairs can be addressed promptly. When reporting an
outage, to SECO or the HOA please provide the streetlight identification number
located on the pole.

GT HOMES DEVELOPMENT UPDATE
● The HOA Board continues to work closely with legal counsel regarding the
proposed GT Homes development. Multiple rounds of residents’ questions and
concerns have been submitted, addressing topics including traffic and safety,
construction timelines, infrastructure, property values, community amenities, road
access, and potential benefits or impacts to Tradd’s Landing.
● Legal counsel formally requested written responses from GT Homes to ensure the
community receives accurate information and that a documented record is
maintained. Despite several follow up requests, no written responses had been
received as of July 30, 2026.
● Once written responses are received, legal counsel will prepare a comprehensive
Q&A addressing residents’ questions, relevant legal considerations, and the options
available to the community.
● The Board will continue to keep residents informed and provide updates as
additional information becomes available regarding the proposed development.
COMMUNITY REMINDER
● Bulk furniture and other large-item pickups may be scheduled directly through
Waste Management by calling 352-343-9400.
VOLUNTEER OPPORTUNITIES
● The Board is currently seeking resident volunteers to serve on the Social Events
Committee, and Veterans Committee.
● Residents interested in getting involved and contributing their time and talents to
the community are encouraged to contact the Board at traddshoa@gmail.com for
additional information.
