TRADD’S LANDING HOMEOWNER’S ASSOCIATION

Dear Residents,
Your HOA Board continues working to maintain, improve, and enhance our community. Below are some of the recent projects, repairs, and improvements completed or addressed throughout Tradd’s Landing:
COMMUNITY POOL & PAVILION IMPROVEMENTS
The clubhouse mailbox was replaced with a new unit
The remaining new pool furniture was delivered, completing the pool-area furniture setup.
New amplifiers were installed for the clubhouse music system, restoring music service to the pool and clubhouse area.
The old pool-area mats were removed and replaced with new outdoor mats designed to provide a safer and more durable surface.
Two additional chairs were placed beneath the clubhouse pavilion to provide additional shaded seating for residents.
The new clubhouse storage shed was organized with a four-tier shelving unit and secured with a combination padlock.
The outdoor shower leak was repaired and proper operation was restored.
A wall-mounted drop box was installed beneath the community bulletin board for community correspondence.
LANDSCAPING, IRRIGATION & COMMUNITY BEAUTIFICATION
The Tradd’s Landing entrance lettering was repainted, and significant rust staining was removed from the entrance tiles.
Landscaping was refreshed with new plantings at the community entrance, around the pool clubhouse, and playground, including ornamental grasses, liriope, sweet viburnums, crape myrtles, and viburnum border shrubs.
The community entrance was pressure washed from the curb along Highway 27 through the entrance roadway and continuing to the roundabout.
Vines and vegetation were removed from the entrance walls, and rust-stained areas were cleaned and treated to improve the appearance of the entrance from Highway 27.
The south side of the community entrance was touch up painted.
Sprinklers near the entrance were repaired the same day.
Touch Up painting of the community entrance was completed, including restoration of visible rust-stained areas with color-matched paint.
Two dead palm trees were removed - one palm near a residence/retention pond on Cape Hatteras and the other palm near the entrance fountain.
COMMUNITY CLEANUP & MAINTENANCE
One severely rusted dog-waste canister was replaced as part of ongoing common-area maintenance and beautification.
Two new dog-waste canisters were installed, and the dog-waste canisters and posts were repainted to provide a cleaner and more uniform appearance throughout the community.
A new dog-waste station and canister were installed near the playground to provide a designated pet-waste disposal area.
The playground was inspected for maintenance and safety concerns. Deterioration of the anti-slip covering on the playground steps was identified for further evaluation.
SIDEWALK, ROADWAY & PARKING LOT REVIEW
Upon HOA request, Lake County Traffic Operations repainted the white pavement markings at community stop-sign locations throughout the community.
Additional roadway work, including yellow roadway lines, entrance markings, directional arrows, and crosswalk areas, remained in progress for completion by Lake County.
STREETLIGHT & LIGHTING UPDATE
The HOA followed up with SECO Energy regarding the possible replacement or modification of older community streetlights with Dark Sky-compliant fixtures.
LEGAL UPDATE
Meglino, Michael & Susan v. Tradd’s Landing Homeowners Association, Inc.etc.. Lawsuit is ongoing.
