Important Notice: Tradd’s Landing - April Community Recap
Dear Residents,
Here’s a quick look at what’s been happening around the neighborhood the past month of April 2026:
Community Meetings & Engagement
* Our quarterly meeting was held at the end of March, and it was great to see such strong turnout.
* The Annual Meeting took place on April 23, where Francine Garcia was retained as Treasurer.
Community Events
* The Spring Celebration on April 5 brought neighbors together and kicked off the season.
* The Community Yard Sale took place April 18 & 19th.
The next Community Yard Sale will take place October 17 & 18th.
Neighborhood Updates
* New signage has been installed throughout the community, including additional “children at play” and
Tripping hazards signs to help improve safety on our streets.
* Broken caps on the signpost were replaced throughout the community, and the posts were pressure washed.
* Broken irrigation pipes at the pool area and community entrance were repaired and ongoing work continues.
Pool & Amenity Improvements & Dock.
* Several non-working lightings at the docks and broken/missing post caps have been repaired and or replaced.
* New life preservers have been installed at the pool.
* Pool furniture has been ordered and will be delivered in two phases, with tables, chairs, and umbrellas
expected to arrive in June.
* There will be a temporary pool closure for painting of the pool deck and pool house. We’ll share timing as
soon as it’s confirmed.
* New Fire Extinguisher Box has been installed by the cabana BBQ grill to bring up to code.
Community Entrance and Lighting
* Much of the entrance infrastructure and condition of the existing equipment; Due to the age, wear and tear,
over the years, cause issues that are requiring more extensive repairs and troubleshooting. As a result,
completing the work correctly and responsibly is taking longer.
The Board is actively meeting with vendors and working through several community improvement projects
simultaneously. Electricians have been contacted regarding the entrance lighting, and additional evaluations are
underway to determine the best long-term solution.
We appreciate your patience and understanding as the Board continues working to improve and restore the
community.
Community Landscaping (Entrance, Playground & Pool)
* The Board is currently prioritizing repairs and updates to the irrigation systems throughout the common areas,
including repairing broken pipes and addressing ongoing system issues. Once the irrigation infrastructure is
properly restored, landscaping improvements to the entrance and amenity areas will be addressed accordingly.
Looking Ahead
* A meeting with GT Homes is scheduled planned for May 18; GT Homes mailed out letters to residents.
* The Board is in the process of obtaining legal counsel to help guide the community through these discussions
and ensure homeowners’ interests are well represented.

* If you received duplicate HOA payment emails, please note no duplicate charges were applied.
