Dear Residents,
Your HOA Board remains committed to maintaining, improving, and protecting our community. Below are some recent updates:
COMMUNITY POOL HOUSE IMPROVEMENTS
• The pool deck and pool house received a fresh coat of paint.
• A new pool net installed.
• An updated community bulletin board was installed.
• Electrical repairs to all exterior clubhouse outlets were completed, and an Exit light was
installed, bringing the facility into code compliance.
• New fire extinguisher box has been installed at the pool house. In addition, the existing fire extinguisher under the grill has been relocated into a fire box mounted on the post,
providing a more visible and easily accessible location for emergency use.
• The old inoperable spa timer control button was removed.
SAFETY & COMMUNITY SIGNAGE
• New signage was installed throughout the community, including wildlife
awareness signage and no bicycle riding signage at the dock.
• A spa/jacuzzi sign was installed.
• New Emergency sign was installed.
• New No Parking sign was installed.
LANDSCAPING, IRRIGATION & COMMUNITY BEAUTIFICATION
• Landscaping at the community entrance was refreshed.
• Initial Irrigation repairs were completed at the community entrance, pool house, and playground areas.
• Ongoing irrigation repairs throughout the community continues.
COMMUNITY RECOGNITION
• The Veterans Committee decorated the entrance and common areas in observance
of Memorial Day.
STREETLIGHT REPAIRS
• Lake County Code Enforcement, Building and Zoning advised that the tree uplighting along the north and south sides of Highway 27 perimeter wall was installed illegally without permits and must be removed.
• The Board is reviewing next steps while considering resident feedback and potential future
changes associated with the proposed GT Homes development.
• The Board continues to work with SECO Energy regarding streetlight repairs and
maintenance.
• Residents are encouraged to report outages directly to SECO Energy at 352-357-5600 to help expedite repairs.
COMMUNITY REMINDER
• Bulk furniture and large item pickup can be scheduled directly through Waste Management by calling 352-343-9400.
TECHNOLOGY & COMMUNICATIONS
• The Board continues to work on implementing Pay HOA as the community's permanent
homeowner portal.
• The Tradd's Landing HOA website has been updated and includes a community photo
gallery.
• Additional Resources: If you own a business, provide a service, or sell a product, we’d be
happy to list your information on the community website. Please email the Board the details you would like included.
LEGAL UPDATE
• The litigation titled Harold & Patricia Cheeks vs. Tradd's Landing Homeowners Association, Inc., Yash Abreu, Osvaldo Carmenate, Emmanuel Martinez, ABC Management Company,
Carolina Estevez, and Damaris Rivera, Case No. 35-2025-CA-000281-AXXX-01, was
resolved and officially closed in April 2026. https://courtrecords.lakecountyclerk.org
POTENTIAL GT HOMES DEVELOPMENT UPDATE
• The HOA Board has retained legal counsel to advise the community regarding the GT
Homes development proposal to Tradd’s Landing.
• Following the May 18, 2026, GT Homes informational meeting, resident’s questions were
compiled and submitted to our attorney; who has submitted the questions to GT Homes
and responses are pending.
• An update will be provided once information is received and reviewed.
VOLUNTEER OPPORTUNITIES
• The Social Events Committee, ARC, and Veterans Committee are seeking volunteers.
